    SAN FRANCISCO 28TH STREET SAN FRANCISCO This expanded home exuberantly expresses its owner’s artistic style, rooted in her passion for texture and pattern. A master of craft and color with a background in textiles, art and photo styling, she is also part of the Studio BBA family as our materials librarian. Designing her family’s home was a highly collaborative process that was deeply rewarding and inspiring. Located on a very steep street, the original structure was leaning downhill 14” along with its neighboring houses. To stabilize the home and make space for ground floor and under-deck additions, we embarked on an exciting process of careful demolition, shoring and pneumatic leveling to bring all the properties as close to level as humanly possible. The incrementally slow cranking of 1” per hour took an entire day. The interior is a balance of 1910 Victorian coziness and modern great room lifestyle. We completely transformed the main floor living spaces by removing a partition wall and adding a large exterior door to the new deck—achieving an expansive openness and bringing in tons more daylight. We were also able to add key functionality for the family, with a full bath on the main level and a new bath on the upper level. The latter is washed in gorgeous west light, and is a combination of simple luxury and kid-friendly utility. The whole house benefits from new radiant heating and passive cooling systems. The rear yard is equally transformed, featuring a deck with cedar wall of built-in seating/planting and pop-out for grill on the main level. The new lower level guest suite opens onto an intimate patio with dog shower and potting bench, and enjoys a connection to the stunning and unusually large garden.     OAKLAND DREAMING BIG WITH GROUND OAKLAND We often have clients find us through the myriad of hospitality projects that we have done over the years . . . where people connect the dots of their favorite Bay Area places (and their ability to foster deeper human connections) back to us. It is endearing and humbling and sometimes surprising, as is the case with these speculative projects for Binta Ayofemi and her non-profit, Ground. Over the course of two years, we worked with this artist to create the master plan, the collages and the architectural backbone for her ambitious artistic vision. You can see the results of one such project at Commons in Oakland. The others live on as dreams for a fairer future in which the flow of global capital emerges from the ground where ideas are born.   • THE MILL PARKLET

    SAN FRANCISCO THE MILL PARKLET SAN FRANCISCO Solidity, simplicity and safety were the drivers of our design for this outdoor public space at The Mill , our third contribution to San Francisco’s Pavement to Parks Initiative . The parklet creates a protected place of pause along the dense, busy corridor of automobile traffic and a solid anchor in contrast to the bright and clean interior of The Mill . Its walls are constructed of vertical heavy timber and tied together with continuous steel banding along the top edge; its floor is edged and divided by the same heavy timber members and infilled with sand-set brick pavers. Three large, heavy planters bookend the parklet’s two internal spaces: an open area of bench seating and tables with more refined materials, and an area with vertical bike parking based on the racks at our Four Barrel parklet on Valencia Street.   • CHOCOLATE SHOP

    SAN FRANCISCO CHOCOLATE SHOP SAN FRANCISCO A Japanese chocolate company sought out BBA to design a flagship for their expansion to America’s West Coast. As their company focuses on carefully crafted, high-quality natural products, they came to us for our aligned values, retail design expertise and our experience creating successful food and drink destinations. We collaborated with the chocolatier’s international team to develop two concepts: retail only, and retail plus production. The latter embodies their ‘bean-to-bar’ philosophy—to house the entire chocolate-making process in-house—by integrating a state-of-the-art factory with a customer experience component for production viewing, alongside café, retail and workshop spaces. Our design approach blended Japanese precision with California humanism and warmth to create an environment that encourages customers to linger and learn about the artisanal chocolate-making process.     CAZADERO CAZADERO CAZADERO The Cazadero House was designed as a weekend getaway for an adventurous couple that needed a place to land when escaping the city and their busy lives. The existing house was modest and full of potential. The 2.2 acre heavily-wooded downslope lot gave small glimpses to the Russian River and protected the existing 2 bedroom/1 bath “west county shack” – meaning no insulation, leaky roofs, and a do-it-yourself post-block foundation. With confidence, vision, and an allowance for fun, the owners engaged Studio BBA, seeking to remodel the small house into a small home with an awesome “backyard”. A long, modern fence screens and safeguards the house from the nearby street intersection; the threshold at the gate presents the first hint of the view. Strategic and thoughtful landscaping was performed to maximize the view corridor, widening the angle of sight from 30 degrees to 90 degrees, while maintaining the site’s sheltered feel. Tent spots, hammocks, raised vegetable garden beds, a regulation horseshoe pitch, a hot tub, a water feature, an exterior shower, a patio, and a fire pit populate the landscape – providing ample opportunities for outdoor living. In our eyes, the site is a series of outdoor rooms that make the small house feel and live larger. Only 100 square feet were added to the existing footprint of the house, but the main part of the residence was restructured to be more welcoming and view-centric. An expansive great room with a wood-burning fireplace reaches out to the views and invites everyone to sit and enjoy. Conversely, the bedrooms are tucked into the back for privacy. A small but luxurious bath with a soaking tub connects to a private patio and outdoor shower, bringing this indoor/outdoor home full circle.     SAN FRANCISCO SHRADER SAN FRANCISCO We designed this Cole Valley renovation for a young family of three as their ‘forever home’. Excited to revive the house and make it their own, and committed to the design and building process, the clients goals for us were to maximize the quality of the spaces and to keep costs to a minimum. A new, central, skylit stair connects the three floors, sending daylight streaming into every nook of the home’s large footprint throughout the day. We introduced a modern and subtly playful aesthetic to the interiors, with clean lines and focused material choices, as well as a strong visual and physical relationship from the interiors to the west-facing backyard—a coveted find in San Francisco.   • SAN ANSELMO HOUSE

    SAN ANSELMO SAN ANSELMO HOUSE SAN ANSELMO Our clients (a landscape designer and a video producer) came to us because they love Flora Grubb Gardens. Although it is not a house, they were inspired by the way the architecture and gardens flow together and create a variety of creative and comfortable places within a well ordered and structurally expressed building. The challenge they gave us: transform a tiny, vintage 1940’s ranch house in San Anselmo into a long-term family home that takes advantage of the south facing 2-acre lot with amazing views of Mount Tamalpais. With a young family on a street full of kids, we popped up the entry to create the new double-height volume that welcomes neighbors and helps anchor the house on the steep downslope lot. Inside, we combined small spaces to create an expansive great room with exposed douglas fir beams, hand-hewn wood floors, and a multi-slide pocket door. The airy space opens onto to a cedar deck and enjoys generous southern light and views of oak-studded Marin hills. From the main level skylit hall, a new stair leads to the new lower level (formerly a crawl space) with direct access to the garden. The gardens, patios, and deck flow together as one outdoor living space via paths and stairways. Simple, local materials on the interior include new and reclaimed douglas fir and aged white oak, complemented by board-form concrete retaining walls and darkened steel. Special wood details throughout lend warmth and unique personality throughout, conceived through an enjoyable, collaborative process with the clients, consultants, and contractor. As the house is located within a Wildland Urban Interface area, only non-combustible materials were used on the exterior, and the trees on the site were carefully protected from construction activity. Sustainable systems were integrated inside and out, including radiant heating, a passive cool sink, permeable pavers, bio-swales, bioretention areas, and a green roof.   • TURTLE ROCK HOUSE

    LOS ANGELES TURTLE ROCK HOUSE LOS ANGELES We share a love for the poetry of architecture and its relationship to natural landscapes with the enthusiastic family of four for whom we designed this ground-up, peace-infused southern California residence. Every room in the house enjoys natural light and ventilation, many of which utilize skylights to mitigate the need for artificial light during the day. An expansive great room acts as a central point of connection and interaction for the family, and provides common access to the personal spaces: an acoustically-isolated music room, a home office with framed vista of the park, a studio space, and the bedrooms and bathrooms. The house is oriented to appreciate the site’s bucolic urban and rural views as well as the bordering park, with the massing and form of its main volume embracing the adjacent greenspace. A lush, native front garden contrasts the smooth, modern façade in texture and color, engaging street life while maintaining privacy. Around the back of the house, ample space for outdoor living is connected to the interior through full height walls of glass doors and windows, framed by the warmth of consistent wood and stucco planes.
